A Tale of Two Real Estate Investing Friends 

Two friends decide to leave the rat race by making their killing in real estate.

They both read the hottest books on flipping single family homes, zero money down, and the pre-foreclosure market.... all quite doable, especially with the horrendous upsurge in foreclosures. 

One friend takes a $14,000 year-long course in real estate. A year later, the poor man is spending his precious evenings and weekends scouring neighborhoods around town for the perfect fixer-upper? you know: the run down house owned by an out-of-town landlord who is 6 months late on his property taxes. The house is clearly undervalued, and with minimal work it can be sold for a hefty profit.

He buys the house for "a steal", lines up a contractor to rehab the house, and goes to work. As the contractor nears completion (two months late), he puts the house on the market. Now, 9 months after starting the course, he's finally bagged a nice $18,000 profit. Not bad.

Only he's got to start all over again with his next property. If he's lucky, he'll buy, fix, and flip 3 houses in the next year. At the end of the year, he's made (maybe) $75,000 in taxable profit.

Let's say he smartens up a little and decides to buy 3 or 4 properties to hold and rent for cash flow. He's a happy camper until the calls from his tenants start arriving... broken hot water heater... leaky roof... clogged toilet. One tenant abruptly leaves. Coincidentally the new carpets and drapes disappear from that same property. It's a nightmare in the making...

But friend number two?

Friend number two decides to build a million dollar real estate investment business. She creates a business plan and constructs a 90-day action plan. She gets all her paperwork, her legal entity, and operational procedures in place.

She picks three prime areas in which to invest, two of which are 1500 miles from where she lives. According to strict guidelines, she chooses her prime focus neighborhoods in those cities.

She takes whatever time she needs to build her field team... bird dogs, real estate agents, mortgage brokers... in her top neighborhood. Segment 1 - Building Your Team

Week One - Organizational Structure. You need a team to make this system work. If you're stepping into this program after this segment, we'll encourage you to download the audio and listen as soon as possible. Having a solid team in place is essential to making the big dollars in real estate investing. We'll walk you through building your foundation and tactical teams, including bird dogs, professional specialists, brokers, property managers and more.

Plus, we'll talk all about accountabilitity - how we'll hound you until you start making money! Then, we'll construct your Organization Chart - who does what and when on your team. We'll leave you with several specific action items in which you will build your organizational chart, list the players you'll have on your team now, identify the holes, and start to put your full team together.

Week Two - Expanding Your Team. Here you'll learn how to expand your "team" to include everyone mentioned in Week One, as well as a network of investors, online and offline information resources, building your overall network of like-minded investors in your area, and more. We'll go through the process of interviewing your field partners so you know what to ask and where to find the best people. At the end we'll reevaluate your organizational chart and see where you've got holes that need to be filled before you move forward.

Week 3 - Leading Your Team. Leadership is what makes a rich real estate investor. But we don't expect you to come in knowing how to lead your team. We'll walk you through the steps, including identifying the qualities you have that are leadership qualities, and the qualities you'll need to develop. If you can't lead your team, then they'll either take advantage of you, or go elsewhere.

Week 4 - Contracts & Partnership Strategies. You'll be forming joint ventures and developing independent contractor agreements. Not to worry, though. We'll hold your hand, give you copies of forms and agreements we've used, and take you through the various components of the contracts you'll be using.

We'll look at things like performance based incentives, and help you to structure your contracts and agreements so that you're getting the financial results you want.

Segment 2 - Deal Analysis

Week 1 - How to view a deal from a real estate investor standpoint
 
Week 2 - Deal Structure: how to structure a real estate deal so that you make the most possible profit

Week 3 - Single Family Housing as a real estate investment - how, why, and where this can work

Week 4 - Multifamily Housing - how to determine if a deal works in your favor or not

Segment 3 - Business Management

Week 1 - Sales and Marketing. Finding your buyer, using FSBO (For sale by owner), using realtors, and how to use multi-media to sell your projects! We'll step you throughusing webinars, REIA's, CRM, developing your USP, and more... pretty much everything you'll need to know to market and sell your properties -- including building a web site and using online tools to manage your purchases, sales, and rental properties!

Week 2 - Project Management. Here we'll help you to manage your projects, including building your timeline, developing task lists, etc. We'll take you step-by-step through the process of buying, rehabbing, and selling a fix & flip property (we're doing about 4-5 of these PER MONTH).

You'll learn how to track work performance of your contractors from a distance, even if you're on the west coast and they're on the east. You'll pace your projects, course correct, and we'll see your first deal all the way through before you start to increase your volume. Then, we'll teach you how to use the most advanced real estate investment tools on the market, some of which are so new they're still being developed!

Week 3 - Financial management (revenue models and 120 day plans). If you don't know where you're going, then you'll end up somewhere else. We'll help you build your revenue model, and then help you develop the strategies you'll need to make your revenue model a reality. Your revenue model is your KEY to success because it's like a map of where you are and where you're going.

This includes helping you to develop 120 day plans that are your roadmap to success. You'll pinpoint the exact strategies and tactics you'll use to build your real estate empire and start raking in the big bucks. Finally, we'll help you through the execution of your 120 day plan, always updating the plan as you go.

Week 4 - The Success Factor. Do you know why Donald Trump is so successful, while so many others are still struggling? In this week, we'll work on your psychology... why you've failed in the past, and how you can succeed in this venture. If success was just about strategies and tactics, then everyone who has read a book on real estate investing would be a multi-milllionaire. That's why we include this critical week to teach you the language of success and how to visualize your way to vast riches.

Segment 4 - Investor relations

Week 1 - Investor Strategies. Who are real estate investors? Where do they live and play? You'll learn about investor network strategies, creating a buyers list and money list, and even starting your own investors club. We'll help you locate buyers and money partners -- and why you need both! We'll talk about communication, expectations, and much more!

Week 2 - Building your investor database. You MUST have an investor database, and you must maintain that database. We'll show you how to use a web site, email, CRM system, social networking, real estate clubs, Guru networks, and more.

Week 3 - How to market to your investor list. What good is a list if you can't market to that list. We'll talk about using Yahoo groups, newsletter or email blasts, special online or in-person events, buyers tours, seminars and more to make sure that your properties are sold BEFORE you put them on the market.

Week 4 - The Legal Mumbo-Jumbo. You'll need to understand all the legal considerations, even though you've got a lawyer on your team. Remember that you're leading your team, not letting them lead you. We'll make sure that you don't get yourself into trouble with the FTC when soliciting for investors, and how to SELL your projects legally and ethically, making sure all the details are in place.

Segment 5 - Entitys / tax / Business Plan

Week 1 - Entity structures - you'll learn about the different entity structures and how they apply to you

Week 2 - Tax Strategies - how to pay the IRS ONLY what they're due and no more

Week 3 - MSI - Creating multiple streams of income so that you never have all your eggs in one basket

Week 4 - Business Plan - Creating your overall business plan so that everything is in place for your ongoing success.

Segment 6 - Case studies

Week 1 - A complete rehab, from start to finish

Week 2 - How to analyze an apartment building deal, with photos and everything
           
Week 3 - A complete review of TODAY'S opportunities in the real estate investing market

Week 4 - We'll review opportunities for you with OUR partners, and how you can make money by selling this same training (or other training programs) to your friends, associates and family.
